Residential Sales

Our Sales Department is a shining example of what Lawyers Title Company is and can do. The Sales Department interfaces with all departments and is the direct link to our clients and to the company's operations. Sales people work with all disciplines of the real estate industry: developers, builders, attorneys, bankers and lenders, brokers, architects, engineers, city planners and government agencies.

Lawyers Title Company has experienced sales personnel with over 55 years of combined experience to help in all types of transactions. The Sales Department has the "Get it done NOW!" attitude.

The Lawyers Title Sales Department becomes a partner with our customers to see that the project or sale is serviced correctly and in a timely manner.

Escrow Services

After entering into a contract of sale, the parties sign an escrow agreement, which requires them to deposit specified documents and funds with the escrow agent. The escrow agent then:

- Requests a title report
- Drafts a deed or other documents
- Obtains rent statements
- Pays off existing loans
- Adjusts taxes, rents, and insurance between the buyer and seller
- Computes interest on loans
- Acquires hazard insurance

These items, and others, are authorized in the escrow agreement. If all the papers and moneys are deposited with the escrow agent within the agreed time, the escrow is closed.

The escrow agent then instructs the title officer to record the appropriate documents and issue the appropriate title policy. The agent then gives each party the documents and moneys they are entitled to receive, including the completed settlement statement. If one party has failed to fulfill their agreement, the escrow is not closed and legal complications may follow.

The escrow officer must be of the highest moral fiber to handle any transaction, as the potential for liability is great. The escrow officer must establish trust with both the buyer and the seller. Therefore, we at Lawyers Title have a top notch escrow staff made up of the industry's elite and most experienced.

DRE Department

Lawyers Title's DRE (Department of Real Estate) friendly coordinator expedites and coordinates the time consuming application for Final Subdivision Public Reports A.K.A. "White Reports" (including Amended Public Reports, Renewals, Conditionals, Interim, "Pinks", Overall "Pinks") for all counties and all types of residential projects. Along with these, the coordinator also has an excellent rapport with all DRE managers, deputies, appraisers and clerks, both in Southern California and Northern California, all of which enables the coordinator to better serve the developer's needs. Some of the responsibilities of a DRE Consultant consist of the following:

- Coordinate with escrow officer for sample purchaser escrow instructions
- Coordinate with attorney for legal documentation
- Coordinate with engineer for Condo Plans, Site Plans, and Plot Plans
- Coordinate with budget prepares for H.O.A. Budget
- Consolidate all of the above and more, package it in the manner in which the DRE requires
- Follow up on timing and deficiencies from DRE
- Prepare the "Final Subdivision Public Report" for DRE approval

Engineering

The Engineering Department provides services to its "inside customers" (title officers) and "outside customers" (usually the client's surveyor or attorney) for subdivision, Commercial/Industrial, and right-of-way or redevelopment projects. These services range from the simple, writing or approving legal descriptions and making colored casement plats, to the complex, a phase-development or modular condominium project.

The goal of the Engineering Department is to understand the project, identify problem areas, and to suggest solutions.

"Regular" Engineering Departments services include:

- Reviewing & approving legal descriptions and boundaries
- Writing legal descriptions
- Reviewing & approving Subdivision Maps and Condominium Plans
- Plotting easements, Reviewing ALTA Surveys
- Writing and mailing "correction" letters to surveyors and real estate attorneys
- "Extra" services that most other title companies engineering departments don't provide:

Going the "extra step" to understand the project by alerting "inside customers" (title officers) and/or "outside customers" (usually the client's surveyor or attorney) of potential problems and solutions. Working to resolve differences between a City's and the County's requirements.

Title Units

A title officer is repsonsible for a thorough examination and literal interpretation of public records pertaining to parcels of real property compiled as a result of a title search, a preliminary report, or an order to determine the condition of title. In addition to typical fee title searches, the Title Unit performs the following typs of searches, each of which require a different searching procedure:

Base of Title, Chain of Title, Condemnation, Condominium, Easement,Leasehold (Land, oil & gas), Litigation Guarantee, Oil & Minerals, Reversionary Rights, Right-of-way (street and railway), Subdivision Guarantee, Tideland, Trustee Sale Guarantee

The Title Officer answers clients' questions regarding all documents pertaining to specific parcels of real property, and acts as technician in matter of interpreting recorded and unrecorded items relating to the property records. The title officer interacts with engineers when recording of tract maps and parcel maps are recorded. The title officer also maintains friendly open communication with the client.

Customer Service

Our department is designed to provide limited title information to our customers to assist them in negotiating real estate transactions and opening escrows. The information is not intended, nor should it be used for the purpose of closing real estate transactions. Our Customer Service Representatives have direct phone contact with builders, developers, real estate brokers, loan agents, attorneys, escrow officers and secretaries, and in limited numbers, contact with actual property owners.
